Rather than dealing with a variety of people during your tenancy, your local agent will become your go-to person for life. No matter what you need property advice on in the future, as experts in the local market they are best placed to help.

It’s important that you understand your responsibilities as a tenant so you can simply enjoy your tenancy. We work with our landlords to ensure repairs are undertaken quickly and professionally with minimal disruption to you. We expect the properties we let to be beautifully maintained, we want to introduce you to homes you would be proud to live in.

Tenant Fee's

A holding deposit of one week’s rent is payable to secure a property while the reference process takes place. This amount will be deducted from the first month’s rent and deposit which is payable before the commencement of the tenancy. For any alterations of the tenancy agreement during the tenancy, there will be a charge of £50 + VAT.

Emergency Maintenance Information

An emergency is defined as an unforeseen event that if not dealt with quickly would, in the Property Management Teams reasonable opinion, render the property unsafe/insecure, or cause further damage to the Property, or cause personal risk to the Tenant.

For Tenants in a property Managed by Henry Philips & Partners

If we have advised you the Landlord has a British Gas Homecare Agreement in place, please call British Gas – 0800 294 9650

Please note that if the British Gas Homecare Agreement information has been provided to you, no further emergency cover may apply.

For Tenants in a property Not Managed by Henry Philips & Partners

Henry Philips & Partners do not provide emergency cover for these properties and Tenants should refer to their Landlord.

Please note that under no circumstances should you refer to yellow pages or anything similar to call out a contractor, as they may charge extortionate rates, be of uncertain reputation and the Landlord may have no redress if they fail to do the job properly.
